Ironhorse offers it's clients and partners expertise in the sourcing, acquisition, entitlement and disposition of residential and commercial projects. We seek to align ourselves with our clients and partners so we all share in the success of the projects we are involved in and are open to creative structures which achieve that alignment.

Ironhorse seeks out and invests in land opportunities and residential spec construction, as well as, the renovation of existing single-family homes and multifamily projects.

Kelly Beardslee

Starting in the office sector and then moving his focus to the residential space, Mr. Beardslee has had the privilege of working with well-known institutional companies like Cushman & Wakefield, Shorenstein Company, KB Home and Carmel Partners, as well as with smaller, entrepreneurial companies like Seaview Ventures where he was a Partner for nearly 10 years and Ironhorse which Kelly founded in 2013.
Mr. Beardslee grew up in the real estate business with his father being a developer, and obtained his undergraduate degree at the Walter A. Haas School of Business at U.C. Berkeley where he specialized in finance and urban planning. After graduation in 1995, Kelly started his career at Cushman and Wakefield and spent 3 years in the San Francisco office working with a successful team focused on office leasing and sales.
In 1998, Mr. Beardslee joined Shorenstein as the Vice President of Client Services and Business Development. At Shorenstein, Kelly worked in partnership with the President and Vice Chairman to develop strategic plans for Shorenstein’s business units and to expand Shorenstein’s third-party leasing and management business.
Starting in 2001, Mr. Beardslee, spent a year working in the family development business, and then joined KB Home in 2002 in their South Bay Division, which was responsible for purchasing land and building homes throughout the greater Bay Area. While at KB Home, Kelly took a leading role in underwriting and purchasing a number successful projects, including a 700+ unit development in Milpitas.
In 2004, Mr. Beardslee joined Seaview Ventures, reconnecting with Michael LaHorgue who was the former President of Shorenstein Realty Services. As a Partner at Seaview Ventures, Kelly had responsibility for acquisitions, asset management, business development, marketing and typically led the investment effort from underwriting through disposition.
Most recently Mr. Beardslee has led the investment efforts of Ironhorse, consulted for a privately held multifamily investor and developer and led the Bay Area office of a real estate investment company focused on land entitlements.

Bay Area/Central Valley, CA
Ongoing effort to acquire, renovate and sell individual single family homes, condos and townhomes throughout the greater Bay Area. Over 200 transactions to date.
Fremont, CA
77 unit townhome and stacked flat project sold to a public builder.
Brentwood
96 lot single family detached subdivision sold to a public builder.
Milpitas, CA
59 unit townhome project sold to a public builder. Two follow-on projects include an additional 140 townhomes.
Nationally
1.5 year consulting assignment for a multifamily investor/developer based in San Francisco.
Santa Clara, CA
45 unit townhome project sold to a public builder.
Milpitas, CA
Led underwriting and acquisition of a 700+ unit project consisting of small lot single family detached, condos and townhomes.
Fremont, CA
Performed due diligence and processed entitlements for a 76 unit townhome project requiring a General Plan Amendment and rezone.
Pittsburg, CA
Acquisition, DRE approvals and project management for 132 and 156 unit condo conversions.
Santa Cruz, CA
Project management of 10 single-family home subdivision.
